1. Introduction

Welcome to Debbie's Rent House. These Terms of Service govern your use of our property rental services located in Skowhegan, Maine. By renting our property, you agree to these terms in full. If you disagree with these terms or any part of them, you must not use our services.

2. Rental Agreement

When you book our property, you are entering into a rental agreement with Debbie's Rent House. The rental agreement is subject to the following terms:

• Payment of $300 per person per week, due one week in advance.
• Maximum occupancy of 2 people.
• No smoking anywhere on the property.
• Pets considered on a case-by-case basis with prior approval.
• All utilities are included in the rental rate.
• The property is provided fully furnished.
• Quiet hours from 10pm to 7am must be observed.

3. Payment Terms

Payment is due one week in advance. No security deposit is required. Payment can be made by cash, check, or electronic transfer. Failure to pay on time may result in termination of the rental agreement.

4. Cancellation Policy

If you need to cancel your reservation, please notify us as soon as possible. Cancellations made with less than 48 hours notice may be subject to a charge of one week's rent. We understand that contractor schedules can change unexpectedly, and we will make reasonable accommodations when possible.

5. Property Use and Conduct

While staying at our property, you agree to:

• Use the property for residential purposes only.
• Not engage in any illegal activities on the property.
• Not cause disturbances to neighbors.
• Not make alterations to the property without permission.
• Report any damages or maintenance issues promptly.
• Keep the property in a clean and tidy condition.
• Allow the owner reasonable access to the property for maintenance and inspections.

6. Liability

Debbie's Rent House is not responsible for any loss or damage to personal belongings during your stay. Renters are encouraged to obtain their own insurance for personal property. The renter is responsible for any damage to the property caused by negligence or misuse.

7. Termination

Debbie's Rent House reserves the right to terminate the rental agreement if the terms are violated, including but not limited to: non-payment, exceeding maximum occupancy, smoking on the property, or engaging in illegal activities. In such cases, the renter may be required to vacate the property immediately without refund.

8. Changes to Terms

Debbie's Rent House reserves the right to modify these terms at any time. Changes will be communicated to current renters and will be effective immediately for new rentals.
